Good design begins with good long term planning. This starts with understanding the land itself, and the additional resources that will need to be gathered to the project, from sunlight and building materials through to a consensus between the clients vision and the local authorities who regulate and care for the project’s impact on the natural community around it. North river has been designing projects in Hudson valley communities for 40 years, and worked in many local communities to assure a good fit, and a predictable path to approval from the first conversation together.

Most single family homes can obtain necessary permits for their projects very simply, and within a few weeks or months of application. We handle all of these on all of our design build projects.

But for larger, phased projects, north river provides full master planning services for single home and larger commercial land use projects and everything in between. We frequently present projects to local planning boards for final site plan approvals, and shepherd them through sometimes long-term negotiations with relevant agencies and authorities in order to get to approvals to allow shovels to go into the ground.
